Which foreigners are buying the most properties in Spain?

For the first time since the end of 2022, foreigners have purchased over 70,000 properties in Spain.

In the first half of 2025, foreigners purchased 71,155 homes in Spain, which is two percent more than the first half of 2024, according to new data from the Registry of Notaries.

Despite the rise, however, foreigners accounted for 19.3 percent of the property transactions in total, which was is one point lower than last year at 20.3 percent.

Resident vs Non-resident foreigners

Statistics show that foreign residents made up 60.9 percent of those transactions (43,306), with an increase of 6.4 percent, while non-residents accounted for the remaining 39.1 percent (27,849), which was a decline of 4.1 percent. 

The British continued to be the most attracted to buying in Spain. They made 5,731 purchases between January and June, representing 8.1 percent of the total. 

They were followed by the Moroccans with 5,654 purchases, 7.9 percent of the total, and then Germans with 4,756 or 6.7 percent. 

In fourth place with the Italians with 4,513 purchases, then the Romanians with 4,480 and the Dutch with 4,166. The French made 3,980 transactions and the Belgians made 2,908.

Among non-resident foreigners, the most common nationalities were again Britons with 3,289 transactions, as well as Germans, Dutch and Belgians, who accounted for the majority of sales.

Where are foreigners buying homes in Spain?

Non-resident Brits accounted for a large proportion of home purchases by foreigners in Murcia (28.7 percent) and Andalusia (15.5 percent), while non-resident Germans took part in 50 percent of the transactions by foreigners in the Balearic Islands, 29.6 in Extremadura and 22 percent in the Canary Islands. The Dutch also favoured Murcia with 15.2 percent of foreign transactions and Valencia with 14.9 percent.

The Belgians were involved in 12.8 percent of foreign property purchases in Aragón, 11.7 percent in Asturias and 10.5 percent in Valencia.

The largest increases in foreign property purchases in general were recorded in Asturias (30.8 percent), Castilla y León (25.9 percent), and Galicia (14.3 percent), reflecting a growing interest in the northwest of the country.

Several regions also saw declines in the number of foreign purchases including the Canary Islands (-7.7 percent), the Balearic Islands (-6.8 percent), and Valencia (-3.6 percent). 

Despite this, Valencia still accounted for 30.6 percent of transactions by foreigners with 11,025, followed by Andalusia  with 6,733 and the Canary Islands with 2,666.

Which foreigners saw the most growth in property purchases in Spain?

Out of those nationalities who saw the biggest increases in property purchases in Spain, the Portuguese came out on top with a 22 percent rise (977 residents and 164 non-residents). The Dutch came in second place with an 18.6 percent rise (1,022 residents and 3,144 non-residents), then the Americans with an increase of 14.3 percent (735 residents and 829 non-residents).

How much are foreigners paying for homes in Spain?

Homes purchased by foreigners in Spain during the first half of the year saw an average price of €2,417/m2, which represents a 7.6 percent year-on-year increase, making it the highest average in history.

The average price paid by non-resident foreigners exceeded €3,100/m2 for the first time after growing 8 percent compared to last year.

Resident foreigners, on the other hand, paid an average of €1,912/m2 for their homes, a 10.3 percent year-on-year increase, but still below the 2008 record.

Those from the US paid the most for properties in Spain at an average of €3,465 /m2, followed by the Swiss who paid €3,457 /m2, the Swedish who paid €3,421 /m2), and the Norwegians who paid an average of €3,292 /m2.
